Classroom or Online Real Estate Courses?

There are plenty of state-approved real estate schools in Florida offering classroom instruction and online courses. The choice of format is up to you—the curriculum is the same whether you’re in class or online. The decision comes down to what works best for your schedule and how you prefer to learn. If you’re too busy too commit to regular in-person meetings, an online course is the way to go. On the other hand, if you know you learn better when you can ask questions as you go and talk things over with your classmates, you’ll probably be better off choosing a classroom-based course—or perhaps an online course that offers student forums and has a reputation for instructors who respond quickly to emails.

Florida Real Estate License Requirements

It’s a good idea to understand all of the state of Florida’s requirements for real estate sales associates before you enroll in your pre-license course. Here’s what you need to know. In order to apply for a license, you must:

  • be at least 18 years old and have a Social Security number.
  • have a high school diploma or the equivalent.
  • pass a background check.
  • complete 63 hours of state-approved pre-license coursework or meet the standard through a four-year real estate degree or a mutual recognition agreement.

For most aspiring sales associates, meeting the pre-license education requirement means signing up for a course, but there are a couple of other options for people who already have a background in real estate.

Florida has mutual recognition agreements with 8 states:

  • Alabama
  • Arkansas
  • Connecticut
  • Georgia
  • Illinois
  • Mississippi
  • Nebraska
  • Rhode Island

These agreements mean that people who already have an active real estate sales license in one of those states can apply for a Florida license without taking the pre-license course. Applicants must pass a 40-question exam about Florida real estate law in order to get their Florida license.

If you already have an undergraduate or graduate degree in real estate, you can submit a certified transcript when you apply for your license, and the Florida Division of Real Estate will decide whether to waive the pre-license education requirement.

Most prospective sales associates will need to choose a real estate course to complete their 63 hours of pre-license study. There are 19 topics in the statewide course syllabus:

Overall, the course consists of 60 hours of teaching time and a three-hour final exam.

When you’ve completed your course and are ready to take the state exam, be sure to download a copy of the Florida Department of Business and Professional Regulation’s Candidate Information Booklet for the Real Estate Sales Associate Exam. It includes a detailed breakdown of the topics on the state exam, how much of the exam is devoted to teach topic, and test-taking tips.

The fee for the exam is $37, and the application fee for the license is $89. As soon as you pass your exam and your application is approved, you can submit form RE 11 with your sponsoring broker’s information on it. Then the state will activate your license and you can go to work.
