Real Estate Pre-License Course Reviews

There are dozens of real estate schools based in Washington State, plus online schools that are national or regional and approved by the state to provide instruction in Washington. It’s important to remember that the overall topics are the same whether you take your pre-license course online, attend in-person classes, or do a combination of both. That’s because course topics are set by the state. But that doesn’t mean that all courses are the same. The quality of the instructors, the way the lessons are presented, the amount of technical and class support, and the amount of support after the course can all vary from school to school.

Classroom or Online Real Estate Courses?

Should you take a classroom-based pre-license course or an online one? For most real estate students, the decision comes down to schedule and learning style. Are there campus-based classes that meet at a time and place that’s convenient for you? Are you comfortable learning online, and do you enjoy working through material on your own? Or do you learn better when you have a group to discuss things with in person?

Washington Real Estate License Requirements

To become a licensed real estate broker in Washington, you have to meet some basic state requirements in addition to the coursework. Before you invest in that pre-license course, make sure you’re qualified to apply for licensure. Brokers in Washington State must:

  • be 18 years old or older.
  • have a high school diploma or equivalent education.
  • complete a total of 90 hours of pre-license education with a state-approved school, unless they have an active license in another state.
  • pass a background check, including a fingerprint check.
  • answer a set of state-required criminal history questions and submit supporting documents, if needed.
  • pass the Washington State broker’s exam.
  • have a licensed managing broker as a sponsor after passing the exam.

The Washington State Department of Licensing requires that students take the broker’s exam within two years of finishing the pre-license course. If you’ve had an active license in a different state within the last six months, you can submit that license history to Washington’s Real Estate Licensing office for approval. Once it’s granted, you can skip the 90 hours of coursework and you’ll only have to take the part of the broker’s exam that focuses on Washington State.

For most students, though, that 90 hour course requirement is the key to getting ready for the state exam. The total course load is divided into two general topics: Real Estate Fundamentals and Real Estate Practices. Students must complete 60 hours of Real Estate Fundamentals, which covers

Students must also complete 30 hours of Real Estate Practices, including
